Kemback Business vs Buildium and AppFolio

Buildium and AppFolio are full property management platforms, priced for landlords and management companies with many units. Kemback's Rental Houses is for owners with a few homes who manage them themselves, on the same login as their personal money. It's one household price for unlimited homes.

The short answer

Buildium and AppFolio are property management platforms: leasing, screening, online rent payments, maintenance work orders, owner and resident portals and property accounting, built for landlords and management companies with many units. AppFolio Property Manager prices by the unit with a 50-unit minimum; Buildium’s plans start at a monthly price per account.

Kemback’s Rental Houses is for owners who manage a few homes themselves: homes and rooms, tenants without double booking, leases signed in Kemback, rent and deposits recorded, expenses and mortgages, Schedule E per home, a calendar with seasonal pricing and iCal sync, and a free tenant portal, on the same login as their personal money.

Who Buildium and AppFolio suit

Buildium describes itself as software for landlords and third-party property management businesses, with portfolios up to many thousands of units. Its plans add fees for things like incoming electronic payments, extra bank accounts, screening and e-signatures, which fall as you move up the plans. It has a 14-day free trial.

AppFolio Property Manager’s plans are for property management businesses, from Core up to Max for large operators, with per-unit pricing and minimum spends. Its resident app takes ACH, card, debit and Apple Pay payments.

If you manage dozens of units or other people’s properties, these platforms do far more than Kemback: online rent, screening, maintenance, owner reporting and staff workflows.

Where Kemback’s Rental Houses is different

  • Sized for a few homes. One household price for unlimited homes, with plain steps to add a home, its rooms and its tenants.
  • Your money in one place. Rental income and expenses come from the same bank accounts as the rest of your Kemback, tagged to each home by rules and account defaults, and your personal budget leaves rentals out unless you include them.
  • Kemback Sign included. Leases signed in Kemback, sealed and verifiable, with no per-document fee.
  • Rooms and seasons. Rent rooms or whole homes, by the month or the season, with iCal sync to listing sites.

See rental property tracking.

Where they’re stronger

  • Online rent payments, which Kemback doesn’t process.
  • Screening, maintenance and owner portals. Kemback has none of these.
  • Teams and scale. Staff roles and workflows for management companies; Kemback’s roles are for a household and its advisor.

Switching

If you’re a small landlord using one of these mainly for the books, export your reports and transactions for past years, add your homes, tenants and deposits in Rental Houses, connect or import your bank accounts, and change over at a year boundary so each Schedule E comes from one place.

Bottom line

For a management company or a large portfolio, Buildium or AppFolio. For an owner with a few homes who wants their rentals and their household money together, Kemback’s Rental Houses. See the pricing, create a Kemback account, or read the other comparisons.

Buildium and AppFolio are trademarks of their owners. Kemback isn’t affiliated with either. Prices change; confirm them on their sites.

Questions

Does Kemback collect rent from tenants?

No. Tenants pay you directly, by bank transfer, Zelle, check or cash, and Kemback records each payment and matches it to the deposit in your own bank account. Rent shows as paid, partial, late or upcoming, with optional reminders to tenants.

Do my tenants need a Kemback account to sign a lease?

No. Kemback Sign emails each signer a link and a code. A free tenant account adds the tenant portal, where they see their tenancy, what they owe and their receipts.

Does Kemback sell my data or store my bank password?

No. Kemback is paid for by its plans, with no ads and no selling of data. Bank sync goes through Plaid, and Kemback never sees or stores your bank password.
