Kemback Business vs Baselane
Baselane is banking and bookkeeping for landlords: free accounts per property through its partner bank, rent collection, and Schedule E reports, with a paid Smart plan for automation. Kemback's Rental Houses keeps your homes, rooms, tenants, leases signed in Kemback, rent, deposits and Schedule E on the same login as your personal money. It's one household price for unlimited homes.
The short answer
Choose Baselane if you want a bank account for each property with rent collected straight into it, bookkeeping that tags those transactions, and Schedule E reports, starting free. Its Smart plan adds faster rent deposits, automatic tagging rules and receipt matching.
Choose Kemback’s Rental Houses if your rent already lands in your own bank, you want leases signed inside the product, you let rooms or rent by the season with a calendar that syncs with listing sites, and you want your rentals on the same login as your personal money and, if you run one, your business’s books.

Who Baselane suits
Baselane is aimed at multi-property owners and real estate investors with long, mid and short-term rentals, and at property managers. Its free Core plan includes banking with no monthly fees, property-level income and expense tracking, receipt uploads, rent collection, a tenant portal with autopay, and accountant tax package and Schedule E reports. Smart, at $20 a month on an annual plan, adds 2-day rent deposits, automatic tagging and rules, automatic receipt matching, custom categories, a balance sheet and shared access with roles.
Baselane’s banking services are provided by Thread Bank, Member FDIC. It syncs with QuickBooks and Xero, exports transactions and reports as CSV, and has a mobile app. Baselane’s help centre says lease creation and e-signing were sunset for new users from July 31, 2026; new users can still upload and store signed leases.
Where Kemback’s Rental Houses is different
- Leases signed in Kemback. Lease templates with merge fields, tenants signing without an account, signatures voided if the text changes, and a completed PDF sealed with a digital signature and a trusted timestamp, checkable on Kemback’s Verify page. No third-party e-signature service.
- Rooms and seasons. Homes let whole or by the room with no double booking, seasonal prices with minimum stays, blocked dates, and iCal sync with Airbnb, VRBO, Furnished Finder and other sites that publish a feed.
- Your bank, not ours. Kemback isn’t a bank. It reads the accounts you already have through Plaid (with Kemback Plus) or bank files, and matches each recorded rent payment to its deposit.
- Deposits and mortgages. Security deposits held as a liability, with deductions and refunds; mortgage payments split into principal, interest and escrow.
- One login. Personal Kemback, rentals and, with Small Business, companies with their own books. No ads and no selling of data.
Where Baselane is stronger
- Banking and rent collection. Accounts per property and rent collected into them. Kemback doesn’t process payments or offer accounts.
- A free plan. Core is free; Rental Houses is a paid add-on.
- Tenant screening, which Kemback doesn’t offer.
- QuickBooks and Xero sync, if your accountant works there. Kemback exports everything as JSON or CSV.
Switching from Baselane
- Download your Baselane transactions (CSV), statements and Schedule E reports for past years.
- Switch on Rental Houses in Kemback and add each home, its rooms and its mortgage.
- Connect your bank accounts through Plaid (with Kemback Plus) or import files, and give each account a default home. If you keep a Baselane account for a property, it’s a bank account like any other.
- Add tenants, tenancies and deposits held, and recreate your lease template for new leases.
- Change over at a year boundary if you can, so each Schedule E comes from one place.
Bottom line
Baselane is a good fit if you want landlord banking and rent collection, free. Kemback’s Rental Houses is for landlords who keep their own bank, want their own e-signing, rooms and seasons, and their personal money in the same place. Questions
Does Kemback collect rent from tenants?
No. Tenants pay you directly, by bank transfer, Zelle, check or cash, and Kemback records each payment and matches it to the deposit in your own bank account. Rent shows as paid, partial, late or upcoming, with optional reminders to tenants.
Do my tenants need a Kemback account to sign a lease?
No. Kemback Sign emails each signer a link and a code. A free tenant account adds the tenant portal, where they see their tenancy, what they owe and their receipts.
Does Kemback sell my data or store my bank password?
No. Kemback is paid for by its plans, with no ads and no selling of data. Bank sync goes through Plaid, and Kemback never sees or stores your bank password.
